Maintenance is a primary responsibility for every property owner. Staying on top of a seasonal, routine, and/or preventative maintenance schedule is important and Pintler Property Services can help you develop a maintenance schedule so that you never fall behind. Don’t let minor maintenance and routine repairs turn into expensive disasters later.

In a similar fashion to our maintenance and property check services, we offer exterior and interior inspections of your property based on your personal needs. We inspect for general maintenance items, leaks, damages, signs of vandalism, and other risks or threats. We also provide the maintenance and repair services for your property so you don’t have to search for contractors to make repairs.

Commercial Property Care Services:

  • Interior Inspection

    The building’s interior should be safe for its occupants. We visually inspect the ceilings, walls, & floors; doors & windows; foundation; and cabinetry. We look for evidence of leaks, water damage, mold or mildew and note any unusual odors. We will also verify building alarm systems are in working order.

  • Exterior Inspection

    We strive to ensure that your building’s exterior and grounds are in good standing. We visually inspect the roof-covering materials; wall-covering materials; gutters & downspouts; building ventilation; skylights, chimneys, and other roof penetrations; doors & windows; walkways & driveways; stairs & ramps; decks & porches; surface drainage; and the foundation.

    We are happy to inspect anything you would like to add inside or outside of your building.

  • Maintenance & Repairs

    We perform maintenance and repairs for the following categories:

    • Routine and preventative maintenance of buildings & grounds, HVAC and water systems
    • Light landscaping (spring clean up; cleaning of gutters; trimming)
    • Appliance repair
    • Minor electrical, and plumbing repairs
    • Additional miscellaneous

  • Rates

    We charge a flat rate based on time worked. We have an hourly rate of $60/hr.

  • Communication

    If we notice something we feel needs to be addressed while we are at your property we will document the situation and discuss it with you. It is our policy to seek your written approval for any and all purchases and work performed on the property. Written communication will be through email or text, whichever you prefer.

  • Invoicing

    We send invoices bi-weekly if charges are in excess of $500, otherwise we invoice monthly. Invoices are detailed with labor, tasks performed, and physical expenses.

What we don’t do:

  • Service the coolant systems of air conditioners, HVAC components, refrigerators, freezers, etc.
  • Remodeling, carpentry, tile work, etc.
  • Provide housekeeping/cleaning services
  • Snow removal
  • Lease, rent, or sublease
  • Advertise
  • Evict tenants
  • Collect payments

We Value Your Privacy

Your privacy is important to us. We do not discuss our client’s private property or personal matters with others. Your property is for your enjoyment and we want to keep it that way. We are accustomed to non-disclosure agreements and will use them if requested.
