Thermographic Inspections

Thermographic inspections, also referred to as thermal imaging, are included with Home, Commercial, and Mold inspections.

We also offer stand-alone thermographic inspections.

Thermography is a technology that allows the our certified inspectors to show you things about a building that no one can show you using other inspection methods.

Thermography, also called thermal imaging, is a neat tool that takes special pictures showing how hot or cold things are. It works by turning heat into colorful images that help us see where there might be issues, like water leaks or electrical problems, in houses. Inspectors use it to identify problems that otherwise invisible to the naked eye.

Thermography aids in diagnosing issues rather than merely recognizing symptoms. It has the potential, though not always guaranteed, to detect and document various concerns:

  • Electrical faults prior to potential fire hazards.
  • Overloaded and undersized circuits.
  • Circuit breakers requiring immediate replacement.
  • Missing, damaged, or wet insulation.
  • Heat loss and air infiltration in various structures like walls, ceilings, floors, windows, and doors.
  • Water and moisture intrusion, which may lead to mold growth.
  • Potential pest infestations.
  • Concealed roof leaks before significant damage occurs.
  • Leakage in air-conditioner compressors.
  • Inadequate fastening or missing framing elements.
  • Structural flaws.
  • Broken seals in double-pane windows.
  • Energy inefficiencies and losses.
  • Hazardous flue leaks.
  • Faulty or damaged radiant heating systems.
  • Undetected plumbing leaks.
  • Overheating of equipment.

These vivid color images are integrated into each inspection report, offering substantive evidence alongside the written assessment. As the saying goes, “A picture is worth a thousand words.”
